I have this friend who has an apt complex that stuck it to em real good. Is there anything other than ordering the usuall gay mags in there name. I did a search, cause I swore there was a thread on this already...

How exactly did they screw him good?

In most states, the rights of the renter FAR outweigh the rights of the Landlord.

Which leads me to believe that either your friend didn't stick up for his own rights, or he really screwed up and lost most of his rights.

So!.....Why don't you START by entertaining us with the story FIRST. THEN we'll give you ideas.

Seems fair doesn't it?

In Phoenix, a buddy of mine got fawked by the apartment complex, so one night we got all ripped and went around collecting ALL of the old phone books from the entire complex.

We then had a little party in his apartment and tore EVERY page otu of the phone books we had. Several hours later, there was about 3 feet of yellow pages in his apartment.

It looked awesome. 'Course, you need LOTS of phone books.

Charged em for everything possible. Some of these items may have been justified, but when he truned in the keys and walked the apt with one of the ladys, they said everything was kosher...

Then 2 months later when he went to go close on a loan for his house, there was a charge off for an unpaid bill from the apts. They billed em for carpet, cleaning, the silver things under the stove, ect.

Keep in mind this was after they took possesion with out any heads up at all! If these were probs, why wasn't it brought up on the final walk through?

So it was either pay it and close, get evey later,... or fight and pass on the house he already found, and is ready to close on till this is resloved.

He already paid, so lets help em even the score, any help is appreciated.

This is why you always take pictures, or video of the day you leave, then have someone who works there walk through the place with you, and sign they did so. If they refuse, at least get a pic/video of them there. I'd advise you to not take the revenge way. It can be used against you. If he really was screwed, small claims court then. Sometimes at lunch I watch of all things Peoples Court. While the show can make ya laugh, it's made me realize, that if you try to do stuff legally, and you are in the right, then chances are they will side with you..... biggest thing you can do, act professional, polite and bring in facts and winesses.... good luck to ya....

That really sucks. First of all, they don't HAVE to tell you anything at the walkthrough. They just have to inspect it with you present.

Second, did he get a security deposit back? That is considered final settlement unless otherwise stated SPECIFICALLY in the paperwork accompanied by the SD refund.

Third, did he EVER get notification at ANY time of what specifically was wrong with the unit that was going to cost him additional money?

Fourth, there is a limit to how long the landlord has to refund the money, usually 14 to 30 days depending on which state you're in.

Fifth, the bank can let you write an explanation for outstanding items on your credit report and if the item is currently under active dispute (It should be. If it isn't, your friend is either a moron or a liar. He should NOT be letting this go if the landlord truly did what you claim.) Then it won't count against him in applying for a home loan.

I just reread your last post.

Charging him for carpet cleaning, stove/oven cleaning, and, if the apt. is not beautifully clean and sparkling, they can and do charge for cleaning.

When you move out, the apt should look like it has just been professionally cleaned and shampooed. If it doesn't, they will charge you to make it that way. Dings and small holes in the walls are normal wear and tear but clean is CLEAN and it has to be as clean as it was when he moved in or they will charge you.
