Well, on the duplex 83,000.

On CC's, probably a couple thou, but that goes up and down depending on how spendy i was the previous month. :D

But, the houses are being paid for by tenants, (duplex is just getting rented now). So, i only have CC bills and a couple of utilities each month. Basically living for free is cool. :cool:

A lot of the CC was caused by the wife's EX draggin us into court to protect HIS son for HIM and HIS girlfriend. Plus the Tahoe needed and Engine.

Have a plan that will get rid of the CC, get me a newer Superduty, and get into a townhouse by the end of the year. Wife doesn't like the lack of spending cash, but I hate debt, especially CC debt.

Wanted to be debt free by this time in my life(except a house) but that didn't happen and everyday it seems to get more and more expensive to live in Ca.

Debt isn't always bad, as long as it is getting you somewhere financially. Making money off of other peoples money can be a good thing, and it can be dangerous.

But, that is on land out in the county which can be had for fairly cheap.
I have trouble envisioning a house that is built for half a mill.....
Or the need for it, but that's me. :D

Well, if your housing costs are through the roof so are labor costs, which raises well.. pretty much everything else ;) On the other hand my 3k sqft house here was 80k when I bought it. I refi'd it at 140 this past year to do some renovations and ummm where we lived in the bay area it'd be a half mil easy.

It's partly the cost of the land and partly all the fees that get dumped on top by the state and local governments.
Here in Kali the builder pays for the streets, ALL utilities, fees to build new schools, fees to set aside open space... etc, etc, etc.
The average 80' X 50' lot in San Diego is $175,000 with utilities.
Then the fees get dumped on top of that. Then you add the house. :eek: :eek:

It was good for people who bought a few years ago, and a few years before that, and a few years before that....etc. The key here is to buy whatever the hell you can and leverage it again in a couple years and do it again in a couple years, etc. It will put you in huge debt but it will pay for itself eventually and make you neuvo riche. ;)

As for land values in California..

A friend just bought some commercial poperty in a near by town. The poperty is about a 1/4 acre or so, and had a single structure on it. The structure was interesting to say the least.

When my buddy called a local insurance company to cover the property, they refused. When he asked why, the insurance lady responded "I used to work in that building." My buddy decided not to argue with that one. :p

He ended up building a new building inside the existing as there was nothing holding the old one together. All new floors, walls and ceiling. A complete rebuild. (We have no idea what was holding the roof up.)

This all cost about $300,000 before spending probably another $20,000 on the building.

The lot consists of nothing more then a fence and a black top.

It now looks great. :) (on the inside) The original building was a shack or small barn. We found a newpaper dated something like 1888!!! (I thought my brothers 1925 shack of a house was old. for So Calif.)

Most of you guys are only looking at half of the equation. Net worth means a lot more than debt load. If'n you got 25k to your name for every 1k of debt, then you don't feel too bad about it. Less than 20k owed on the house here, that's it.

IMHO investment property isn't really debt, cause even if you tank on the deal it won't be much worse than coming out with zero. Say you tank a couple years into the deal, you could walk away with the equity due to the renter paying down the mortgage balance and property values increasing, so long as you don't hold onto it until the bitter end of a deal going south.

funny, in the bay area CA, on the peninsula, try 600k and be prepared to spend an additional 100 - 200k in repairs.

a lot of people have a lot more debt than i do, but i also don't make all that much money, so here's mine, but don't be like all "dude, that's nothin'" cuz it ain't nothin'. for those that can afford 6-figure houses, keep in mind, i'm looking for a 70-ish thousand dollar house, right now, just for comparison. no, i'm not trying to knock anyone for making more money than me, just trying to illustrate the situation.

cc and car payment debt was about 35000, paid it down to about 12000, got married, took over her debt, went back up to about 26000, now it's down to about 22000 with 650 buck payments per month. i make about 19000/yr, wife makes about 9, both after taxes. i could do better, but i like the relative security of my job right now in a time when so many jobs are being lost. once i get the debt under a little more control, i'll be able to take the chance at looking for another job, but right now, i am more looking for an additional job.

I've never had a credit card or a car loan in my life, everyone told me I had to have a credit card and a car payment to "build credit"

Credit cards are the devil, I had a toolbox payment that was like that once, 23.99% interest or some shit. After like 8 months of that bill NEVER getting any smaller I sold one of my trucks and paid it off to be done with it. Never again. I could never understand why anyone would ever carry debit on a credit card.

Cash is easy, you never go over budget. If you're out, you stop spending, pay the most importaint bills first and work your way down the list.
