Question for you guys.
How many of you would rent a garage to wrench in? If you did, how much would you pay a month, how big would you need it (realistically), what kind of services/utilities would you expect to have? Give me some good info if you would.

In my opinion, you'd need to do a lot of wrenching to pay more than a hundred or so bucks a month for a garage. Now if you are looking at major work on multiple rigs, that may be a different story.
My neighbor and I store classic cars and hot rods for a number of folks in several different garages (now, granted, this is storage only) for between $20 and $50 per month. We collect from the folks that store in there and pass the money on to the owners of the individual facilities. Get to know some folks in your area and explain what you're looking for. Divorced women are great for this... the ex hubby build a big garage/shop and its pretty much empty now.
I have another buddy that rents a 30x30 shop for the cost of the electric each month from a divorcee. Only thing additional he has to do is plow her driveway in the winter when it snows - its where he stores his plow and spreader... so its a win win...
If you want to do major fab work, you might have to find something commercial. I would be wary about renting space to someone I didn't know that may potentially burn the place to the ground welding or something...
i currently use a shop that belongs to a good friend,female divorcee.
25 x 23 great for working on 1 vehicle with room to spare,also store my riding mower,tools etc. putting 32 deep inch bench along one wall,18inch deep storage cabinets on the other,a mobile work bench in front of vehicle.
has 120/220,gas,water, i mow grass and do home repairs for the rent.
probably the best deal around.
she also watches my kids on mon/tue for free,and cooks like betty crocker.
when the guy moved out he left alot of stuff...misc.tools equip,compressor,
6 small block chevys, 1 is a 61 vette 283,(bonus)1 freshly machined 4 bolt 350,couple other 4 bolts.bla bla bla.
find a divorcee or older person that only parks a push mower in the shop
and offer yard work in exchange.

Thanks for the response.
I am not actually looking to rent, it was a business idea. A friend of mine had rented an airplane hanger to work on his Jeep. He had to tell them he was going to build a small plane or something like that which I think he was going to but decided not to so he had to move out. I was just wondering if there was a market for this kind of thing.
Any other input?

I'm paying $1010/month for 4500 square feet in a heavily commercial district. 220 three phase, big parking lot, three overhead doors, two 10 footers. Two offices, two baths.
I can do just about anything I need to/want to here, gotta love it.
Liability insurance is about $200/month, electric $70, gas, $35 most months.

I pay more for shop rental than for the mortgages on both my houses.
It's my job, I threw the numbers out for your comparison.
