: Are there any groups who purchase land to set up OHV parks?

I've stumbled across a retired ski resort within about 30 minutes of my town that is for sale. 1000 acres of rough terrain, 4 ski slopes, twisty roads, a 10,000 square foot lodge with kitchen and all, and a 1000 feet of prime lake front property. Sounds like $200,000 takes it all. Hell, even the lift is still operable! No hiking uphill for parts! Can the Blue Ribbon Coalition or someone like that help me? I am at the point right now where I want to find 100 guys to kick in $2000 and we own the mother. I proposed the idea of yearly memberships and already have 23 people interested at $300 a year fee. And those aren't even the 4wheelers, they're the snowmobilers and the ATV boys. And I only mentioned it today. The resort is located in Nebraska where there really isn't anything else to do. That means there is an interest, but it also means I may not find many investors. Anyone got some suggestions for me before I propose the idea to NE politics?

Oh I don't know. You guys are too used to land prices out west here. You've gotta remember we're talking Nebraska here. I mean, what the hell is there in Nebraska? I would believe the price is correct. Not many people want to live in Nebraska (let alone vacation there) :D

We have an organization here that applied for Federal grant funds that are a portion of the Federal gas tax that by regulation are earmarked for OHV use. They got several grants and bought some land up in NE Texas for 4wd, ATV and dirt bike use. I don't know the details or if you can apply for the same grants. If you contact them direct they would probably be able to get you some information. Here is their website:

Yes I agree, there is a program at the state level that makes money available through the parks and highway department. I don't know exactly but that is what we are doing here in KS. There are alot of hoops and red tape that must be addressed as with any government project but it is worth it. We cannot find any land for less than 250k. And you do have to come up with the money to begin with. But they pay you back...80% At least that's how it is here. By the way if anybody knows of anyhardcore wheeling land for sale within 50mi of KC let us know we'll buy it....
We have been working on this for over a year with some very dedicated individuals and still don't have it even near completetion. Land is the big problem now we seem to always be 2 steps behind...

Darren & Angie owned the land already, then just decided to make it an off road park.


I can tell you that for their first two annual New Years Day rides - they had well over 1000 people in attendance each time, at $20 for vehicle and driver, $5 for each passenger....


IMHO - private ORV parks are where the future of our sport lies - whether we like it or not....

Hey man, I wouldn't mind pitching in $2k for this either as an investement. When you get more details and all, definately let me know.

I agree with what DRM said about private ORV parks are where the future of our sport lies....I certainly hope not, but it's looking more and more like it's starting to head that route. :(

Yep.:D Believe it or not, they aren't too bad, either. Nothin worthy of the Olympics, or anything, but I broke 4 ribs trying to learn how to snowboard. I decided I'm a better two planker! Anyway, I'm having difficulties nailing down a real estate agent to quote me the exact price, but I have all the rumors pointing at the same dollar amount-$200,000. I can't get a business loan because I'm tapped, and I don't really care if it becomes a business or not, just want to own a peice of my sports future. It would be awesome to know that after all the BS, and all the new laws, that when the crap settles, we have a place to wheel on Saturday morning. Oddly enough, it has been up for sale for quite some time, changed hands several times, but has never become anything. It is smack dab in the middle of nowhere, but right where we wheelers want it to be. The bad points to all of this is that there is a high rate of vandalism and trespassing as there is no one out there to put a stop to it. Putting up a gate only destroys the ditches on each side or it gets smashed in. I know this because most of the damage ever caused to this place was done by my classmates back when I was in high school. That was 11 years ago, and it had been abandoned for years before that. I bet it hasn't seen any activity since the VERY early eighties. I am waiting on an agent's reply right now, and they were very "eager" to help, meaning they want to move it. In the mean time, I will try the links you guys gave me. Thank you.
And inphobic? I'll be headed down there this summer to run Tuttle Creek and some other place with the Good Times 4Wheelers out of Omaha.
It's too bad you guys don't live up here. You Gotta hear all the Urban Legends about The Devil's Nest. Stories about a teenage girl falling out of one of the ski lifts, and a group of kids lost out there in an Indian Burial ground. But strangest(stupidest?) story of all is the one about "little green kangaroo things!" I can't wait untill the first night run!

It is actually more west of Yankton than it is South. The road getting there looks like a freakin pubic hair so it takes about an hour to get there. Last time I drove the road, my Scout was on the bumpstops the whole way... lefts, then rights, then lefts, more rights. I got seasick and barfed on my dash. Next time I'll try it under 70, but yes, the Super Swamper letters on the sidewalls DO stick to concrete!
So far I am very optimistic about the outcome of this whole deal. I just emailed the Parks Dept. of NE. I mentioned to him that there is not ONE recreational park for vehicles in the entire state of NE. I have so many people interested, I really hope he understands that there is money to made joy to be had.
I am curious to know how insurance would work on something like this if it turns out to be privatly owned. Even if someone signs a release form, I can still get my ass sued off. Any ideas?

yes you can still get your ass sued, therefore it would be benificial to make it's operations incorporated, with the land leased to the corporation. That way the land cannot be lost in a law suit. a person cannot sign away their rights. Insurance might be a bitch though. If I can find some money I would definatly be interested in becoming a partner. The buildings would probablly need a lot of work. is there any lodging around there? how about a town or municipality? what would the taxes be on the land? Is the surrounding land large acerage as well? I think you will need more than 100 people because you will need an operating budget to start out as well. your on to something so keep up the reasearch and don't loose the can do attitude.

Basicaly, all 100 buyers incorporate and pay $2000 each to buy 1 share of "Stock" each in the "business".

Seriously - I may never make it out there, who knows - but count me in for $2000 towards ownership...

Definitely talk to Texas Motorized Trails Coalition referenced above. They have been through the pain of everything your wondering about, insurance, security etc. For lodging they have basic camping with some electrical spots for RV's, porta-johns. They are good folks that I'm sure would be happy to pas on any wisdom

I am astounded at the responses you guys are giving me. But, bad news. I finally got ahold of the owners real estate agent. Figures, the guy lives down there in Cali with most of you, as does his agent. The land is most likely sold he says. The money for it now sits in escrow waiting to be finalized. So, that's over. But I am even more determined to get one set up than I was before. And I got to thinking about all of this. We really wouldn't need too much. A large gravel parking lot for trailers and tow vehicles, a nice restroom with showers, and it would be nice to have some sort of a meeting hall. I have already located 3 landscaping companies willing to donate rock and boulders that are "too large for use!" Sweet. So I just want to say thanks for the encouragement and the incredible offers. I am setting up meetings with both South Dakota and Nebraska Parks departments and am going to talk like my life depends on it, I know my sport does!

Check out the Badlands in Attica Indiana...He has a couple big lots and a store/shop polebarn. Another guy runs a grill out of a garage, his girlfriend cooks up hotdogs/sandwiches while he builds his tube buggy...sweet deal...
BTW Badlands was a gravel pit so there is probably less environmental permit b.s. .
