What are the basic rules for allowing people on you place without running the risk of being sued? In my state I am fairly safe but I am looking at a place near Winter Park, CO. I am just wondering the state rules there on that matter? Also would there be a need for a gate?

I would get ahold of someone from the CO State 4x4 Association http://www.hightrails.org or perhaps the legal team at the Co Association of Off-Highway Vehicles http://www.cohvco.org and they can probably give you better answer with more relavance to CO.

In Texas the land owner is protected by State Law (opening property for recreational purposes) and although I live in CO I don't know what the laws are.
