No barron , just have access to the 300K , would need a take out plan and prolly within 6 months. With a $2,800.00 A MONTH PAYMENT IN THE INTERIM.
Not a perfect senario but I think the chance to secure it is real.

Let me clue you all in on trying to buy the 80 acres and then selling off portions of it:
You cannot sell portions by simply writing deeds for 1 acre, five acres, or whatever size piece you want.
You must follow all the rules and regulations required by the subdivision map act.
In El Dorado County creating a subdivision of the land that size would need, at the minimum the following:
1. Tentative parcel map. Which would entail environmental and archaeological reports, tree canopy reports, geological reports.
2. A complete survey of the property.
3. Minimum lot size for zoning in the area. In that area I would guess it is 10 acres, maybe. Might be 20?
4. Wells, if the county lets you dig them. They could require water lines and fire hydrants be constructed.
5. Perk and mantel tests
6. Road construction that would provide access to all subparcels. The County could require that the roads be paved.
7. Utility easements and access.
8. At least a year for the process to complete, if the subdivision is even approved by the County.
9. Costs involved in the above, because of the unknown factors without looking at the land, $50k-$100k before you could sell off any piece. If you have to build roads and pave them $500k.

Well Bill , That is why the whole thing would be owned by an LLC with % of ownership= to the $ put in. Not really looking to split the parcel.

I put all that in because of the posts saying they wanted an acre or two. Just doesn't work that way. LLC would be good, if you plan only having one or two structures on the property. Any building of any kind would still have to go throught the county for approval. Of course you just want to buy it for wheelen and hunting, then all this would not be necessary. Hmmm, beginning to sound like time sharing.

Maybe someone can elaborate on this. Isn't the Rubicon Trail a (non-maintained) county road? So regardless who owns the land around it, isn't it still a county road? That to me means no one landowner has the right to declare it closed because it provides the only access to the properties within its path. I thought that’s why Mark Smith purchased the land he did, mainly to secure access rights to his property and keep the trail open despite environmental issues.

You are correct in that no-one short of a gov. body can close it. Having land ownership that includes the mapped county road know as rubicon simply means the county has a perm easement over said land for the road. And , due to the enviro sensitive issues surrounding this road there may be additional restrictions on use for said land. Then there is the timber issue . All the surrounding land is zoned for timber but you know as well as me that if someone were to present a harvest plan they would get bowled by the big green ball.
