I have posted some info about the new land and shop before. I bought the 12.5 acres, 2.5yrs ago. The building was delivered march 1st of 2005. 60x100x16 1:12 roof, 20x100 shed roof across the back.

The Concrete was poured on Good Friday, 14th April. My concrete contractor was unable to get 44 of the 60 anchor bolts in the right location. He forgot to put the 1.5"x1.5" sheeting ledge across the back 100Ft of the shop. The crew that did my building was the best. They worked fast and good. The price was excellent, and they were done in 12 work days. If anyone needs a steel building built, I have a great crew.

Well that did not work real well.



The next step is insulation. I am having K13 spray cellulose applied. I had to send a bunch of samples of my wall panles to Houston Tx so they can find a primer that will let the k13 stick to the walls.

The doors will be here next week. I went with 3 12x14 sectional rollups, insulated with 3 7"x21" insulated windows, manual chain openers. 2 10x10 same as the others with electric jackshaft openers.

There will be white liner panel on the walls, just waiting for the spray insulation to get done. I will have r13 unfaced fiberglass bats behind the liner panel. I ordered 600sqft of Fatmat, it is a product like Dynamat. I will be using it on the back of the liner panel to try to keep the noise level down.

That is a really nice shop. I am amazed how quickly they can put up these steel buildings. They poured my slab on a Monday and started erecting the building on a Wednesday and were done by that Friday. It was only a 20x30x10 shop.

I ran into one major problem. I bought the biggest building I could afford, thinking I would be able to pour the slab and erect it for about the same price as the building cost. I was wrong. I started looking at 40x60x12, then for a few grand more I could build 40x100x14, then 50x100x16, then 60x100x16, I settled on 60x100x16 with the 20x100 shed roof. It was the same price as an 80x100 building, but I still wanted outside storage. The problem is for every few thousand more for the building, you add $$$ for concrete, insulation, more doors, more lights,conduit,outlets. I could have built a very nice house. That will come later.

Running a 400amp service, 6-9 high bay lights, wall packs acrosss the front, and back. More outlets than I care to think about.

I scored some nice solid surface countertops, so my shop sink will be super sexy. There will be lots of stainless/ brushed nickle accents in the shop. Flooring will be a mix of epoxy, vinyl tile, ceramic tile, acid stained concrete, and pergo style hardwood. There is underslab plumbing for full bath, kitchen, washer/dryer, and a few service sinks, all for future use of course.

Had the well drilled the other day. 360' before we hit water. Installing the pump this next week. I want to run 5 outside hose bibs, 3 across the front of the shop, one at each corner in the back. I hate dragging tons of hose.

I hope all that space is for commercial use....because if it's for residential use, I'm going to become illl.

Your shop looks awesome. If I had all that space, I think I would construct a loft and say to heck with a "real" house.

Residential barn/shop. That is what my permit says, and it is the truth. This is the view from the the site before the shop was there. I have not been on vaction in a few years, sold my buggy, quit rockcrawling except for fun.


It will be awhile before I can move into the shop. I have been working out of a nice 30x50 shop for the last 9years. Not that I plan to spend the rest of my life here, but if I had to I could be happy. I am sure that never getiing married, or having kids has made it possible. In the case of my shop, I have been able to put my needs first.



Hey the living space in the shop is a good idea, I never thought of that.:D :cool2: :D

I am very happy with the way things are going with the new shop. I am still not sure how much my neighbors will like the shop. It is not an eyesore, but I mack lots of noise late at night. I hope all goes well with the K13 insulation, it should cut down the sound transfer. I guess I am about 200+yards through the trees to the closest neighbor. Might have to buy a band saw. The chopsaw and multi cutter make lots of noise.

I am learning alot working on the real old iron. My fab skills(as limited as they are) do not help much with finished sheet metal. Not alot of work has been done in the last year. I walked away from the heavy2 build when my building arrived. I have made some cool shop equipment, sketched plans for tons more, and found more cool project material than I could finish in the next 20years. I have not done much else.

I will be building the chasis for a 4linked version of heavy2 in exchange for the electric work in the new shop. It will be awhile before I get back to my own junk.

Life keeps going by faster and faster. I know what makes me happy, and it has alot to do with what comes out of my shop. Someday soon I will enjoy working in the shop again, for now I enjoy building the new shop. I have lots of respect for you guys in the building trade. I would much rather build IN the shop.

The reason for the 16' tall walls is to fit the 14' tall doors. I have had a 10x10 for the last 9years, and for the last 9years I have paid someone else to service my furniture delivery trucks. I doubt I will ever work on the company trucks at my shop, but it is a nice option. A standard large RV needs 13ft, so does a plus height horse trailer, and we have a 18H Shire(real f'ing big horse) that is not done growing. It cost almost nothing more to build 16' walls over 12'. With the added height I can add a second story over the "office".

Looks good Jason!! Keep posting the pics. They started the foundation this week on my garage. Hopefully it will get under roof by the end of the month.

Your garage makes my 30x36 garage look like a 'shed'

Can't wait for some fishing on June 5th….

No word yet on the insulation. I am waiting on the rollup doors. I got all of the walk doors trimed and installed. I still have to add a piece of treated lumber under the bottom edge of the 3 walk doors. I was having a hell of a time with the grey trim paint. It would not lay down smooth on the red iron. I used primer, and even thinned it, but it still would not laydown. I like base/clear much better.

The well pump is going in today. I do not want to call about my doors or insulation. I wish they were both getting done, but I am running out of money. It will be 2-3 months before I will be able to finish.

I look forward to the fishing trip. Norm you need to post up some pics of your shop. It is not the size, but how you use it...

I just left the house a few minutes ago and there was a cement truck pouring the footers. I should have some pics up soon. Mason arrives first thing in the AM to start the brick and block. Roof trusses and garage door are ordered and ready to get dropped off.

I'll post some more pics soon.

I just got off the phone with the insulation contractor. He does not think they can come up with a primer that will stick to my walls:mad3: I would have wrapped the building with prodex(foil/foam/foil) before it was sheeted. Now I am looking at running prodex behind my dynamatted liner panel, with unfaced 6" fiberglass. Above the liner panel would be prodex, 6" poly faced clipped in insulation. What a MFGDCS Pain in my ass. :mad3: :mad3: :mad3:
When the contractor came out BEFORE we erected the building he saw no problems with being able to insulate.
My doors will be installed next week. I will have the biggest tuna can in the world, with easy access doors. :eek: :shaking: :eek:

Has anyone ever been in a steel building with no insulation? The echo is unreal.

My insulation contractor sent me a cashiers check for the money I paid him. ICC, the company that makes the K13 insulation could not come up with any primer that would work with the coating on my wall panels. I want to beat the MFer with a baseball bat. I have a great building with no insulation, fuck me.:mad3:

I was trying to do the whole thing first class, and it still will be, but now I am stuck doing some kind of retrofit system. Hick ass, redneck looking, poor finish was not what I wanted the inside of my building to look like. I am not sure what to do. I have looked at a few different systems. I want to use foil and fiberglass. I guess the foil would go to the inside, fiberglass against the wall. I have talked to the suppliers of both, and each has given me a different answer.

Icynene is not any more $$$ than the K13. I was told that the Icynene could not be left expossed. It would have to have a fire proof cover. The k13 is fire rated and meets code. I was told I could spray k13 over the foam, but each one is Around $1 per sqft. I Have 11,000 sqft of wall/ceiling space to insulate. The accustic qualities of the k13 are better, and that was the reason I wanted to go that way.

It is around $7500 for 6" white poly faced fiberglass, including all the tape, banding for retrofit, and freight. That just gets the insulation to the building, not installed. I guess I will be putting some time in to get it done. Good thing I bought my snorkle lift.

D60, I looked at doing that. I am not sure though. I would like to talk to some end users. I am a salesman, and so are all the asshats I have talked to. I want to know real world problems with each way of retrofit insulation. I would like to pick my poison, if you know what I mean.

In all reality I only have to make 75x60 of the shop look good. I am sheetrocking the 25x60 end bay. It still has to have insulation on the steel for condensation, but I am insulating the sheetrock walls anyway.


On a positive note, my well is done and we are redoing the pressure tank, and running all the waterline/ hose bibs this thursday.

$200 to do 50 sq ft x his 11,000 sq ft = it would cost about $44k
I know Jason and I'm pretty sure he won't be doing that

I was going to add all the pics of running my 400' of underground water lines for shop, but I think I have a major problem. I will post up more when I figure out if all is well. I just want to drink myself to death right now.

It was kinda fun today. Brad Styles, and Brian Hamilton were helping me at the shop. After a few hours of digging trench with a back hoe, with skies got dark, the wind picked up, and all hell broke loose. Rain like I have never seen, and hail. I can tell everyone, hail and hard rain on a building that big, with no insulation is REAL FAWKING LOUD. 85% of the trench had been covered up so it was not too bad. Lots of water, but at least we know where we need to change the flow of water around the shop. No real problems for the shop, but I do need to redirect the flow of water a little. I am not sure how much faster the water would have came off a higher pitched roof. It was wild with the 1:12 pitch.

I am looking at Thermal Design for my retro fit insulation. R25, with a very nice finished look. The $$$ is the only problem right now. Anyone want one of my kidneys???

The doors should start going in tuesday. I think I am going to be on site shooting clays all day. I want the door crew to understand what bad luck I have had with other door crews. They need to know I will shoot them, if they do not get it right.

The doors went up great. I am very happy with them. They are nicer than I would have ever thought.

The insulation was not as bad as it could have been. I went with r19 in the walls, r25 in the roof. The facing is WMP50, it is a white facing with an aluminum foil radiant barrier on the fiberglass side.

All the liner panel is up. There is about 3.5+sqfeet of fatmat( like Dynamat) on the back of each liner panel. It made a huge difference.

BigpapaB was a huge help. Without his help/input I would not have got the insulation in the roof. I am sure he will screen my calls in the future.

I thought you dropped off the face of the earth. Glad to see some progress on the shop. I'm still takiung my sweet time on my shop too. Just picked up a meter base today, hopefully I'll be ready for the electrical inslection sometime next week.

Hopefully I'll get down with Rob to check it out sometime soon.

as a comparative for my wants.......... The wife will still think I'm nuts, but

when I break out the, "but honey, there's a couple* guys on Pirate who all

have shops this big..........honestly, this is the size shop we need".............

wholly mother of sheetmetal that is a nice building.............. I would do one

thing I don't think you did however.............. radiant floor heating lines

installed in a few different "zones" so you're not heating the entire building..

Thanks for the kind words. I wanted to do the floor, but when concrete went up it kinda of killed my funds. With washed rock, rebar, soil test, termite treatment, and no grading my slab was 35K. I had figured it at 22-25K, so it took a big bite out of my budget. Next issue, my well. I thought 4-6k, it was 11k. Just remember the steel building is the cheapest part.

There is no good other way to get a building this big, clear span, other than steel. I tried to dress up the outside as much as I could. I missed the boat on the 3foot eve extensions. They make the building look so much better. I will have to figure out a way to retrofit down the road. If you build one have the money on hand. I bought the building when I had just enough to pay for it. Everything has come in stages after that. The original plan was to finish the building with cash, then tap some of my credit to start the house as soon as the building was up. I will be living in the apartment for about a year to catch up.

Having easy to rent, money making property does no good when I am the resident. I need to get the shop done soon, so I can lease out my house. Hell I turned off the internet at home, turned off the cable, pack my lunch most days. It works out fine I have no time to sit on my ass. I have spent a number of nights in the building. Life will be nice in the apartment, but not as plush as my house. I do not want to get a loan on this building, so it is taking time to make it happen. I have been in the same house for 10years, so I have enough equity if I sell it.

I am not dying that I know of, have no children to watch grow up, so it is no big deal if my dream shop takes 4years to build. Only thing better would be if I could move it all to LasCruses Nm.

I really like the idea of the shed-roof on the back. If you enclosed the corner
end walls of it, it would pretty much be a semi-enclosed area of it's own...

nice thought on the 3 foot eaves........ You'll figure something out.

I have always thought about some creative ways to make things work.

like: waste-oil heater for a boiler for radiant floor heat. back that up with
a big firewood heater incase there's more wood, and less waste oil. how about figuring out a way to utilize a steam turbine included in both of those.
now you're making electricity (generator) or pumping water (well). there's\
a website of a guy in the east completely off-grid. he has a wind-powered
electric generator. granted, it's not gonna power a 3-phase welder, but
everything helps.........

killer build.......... keep the pics coming. I'm going to be copying some of
them, and leaving prints around my house for the wife to "find"......

are you worried about buring the insulation? In my garage and in the shop I am building the buggy at, there is sparks, welding buggers, and oxy accet snot drops flying everywhere...

I am not worried about the insulation burning. the liner panel is just extra measure. It also makes the space more industrial. I will end up doing something above the first run of liner panel, just not sure what. more liner panel will make for lots of noise bouncing around the shop.

So this is the shob build that I'm going to shoot for! I'm in a very similar situation. No wife or kids. SO I think i'm going to spend the money I would have on kids.... On my shop! pretty much exactly like the one you just built, paying close attention to your hindsite recomendations.
