Title kind of states it all.
Just checking out some land around/outside of Placerville and have seen a lot of plots in the area of Grizzly flats.
Single guy looking with no plans for kids in the future:flipoff2:
Initially was looking back in the Swansborro area but found the HOA to be a little beyond what I wanted... ie a hair too restrictive on housing style and land use(ie can't live on property in trailer during build))

Only problem with grizzly flats area besides it kinda BFE, its one road in and out for the most part. Sucks for commute, really sucks if cut off from wild fire. Met some nice people out there but like Georgetown it has some really interesting folk too.

Yeah... the BFE doesn't bother me too much.. maybe just a hair too far out.
Funny you should mention Georgetown... thought about there too... but like you said, some "interesting" folks there ;)

grizzly flats ... If you like to play in the snow its fun. im about 10 min away, the roads are p() ()p. but if you dont want anyone to bother you its nice.

How interesting is interesting?
Are they the "sit on the porch with a shotgun watching everyone drive by, eyeing neighbors, and ready to shoot if you look their way" type interesting?
Or just the simple overbaked interesting? :laughing:

Thats quintette your takin about now. just kiddin, its a mix of both, I have a neighbor or two that are eyeballing people all time but they are also protectin the garden. So make it from that, most people up here just want to be left alone. Thats why theyre here, but the goodie twoshoes are moving up here to anymore. :mad3:

Is that Eldorado County? They have the most ridiculous fees to build. It will cost you around 55-60k just to break ground for average size home there.
Impact fee this and midigation fee that. It's some thing to consider when buying bare land anywhere!

Have something that shows this? The only fee I saw was some "fixed" amount based upon the cost to build the house.
Currently, my plan is to do something like an apartment garage with maybe 1000 square feet of living space.

Only way to go is buy existing up here, and that is hard to do because everthing price wise is crazy. Wasn't bad 3 years ago but now forget it.
It's about 20k in Amador county. Don't know how placer is!

I live in Pollock, and a friend of mine is looking to move up here from the Woodland area, and he is scoping a house in Grizzly that is 2400 sq ft. on 2 ac. and is only a year old, and the asking price is 270,000. From the pics on the realtors website it looks bling.
Not bad considering what the prices were around here about a year ago.
Its a little ways out but its great if you dont mind a little driving.

I live out here in Amador County and I like it. Lots of fishing and close to 88.

Grizzo isnt bad if you arent commuting that far. The wheeling is good also. Just too far for me. Have a lot of friends that live up there and love it. Hell I know people whos' families have lived up there for generations.
And Perts is off the hook for drinkin or just grabbing a stray cat if you want one.:laughing:

Except for the comment on Pollock Pines women, this is a pretty accurate thread. Grizzly is cool if you don't mind being way out there.
And my woman has at least six teeth...I think...last time I looked anyway.

Among the places I deliver to, If you're building, I would go out hwy 49 into Amador county. The fees are cheaper than El Dorado or Placer counties. If you're buying an existing home, resale isn't necessarily going to reflect that as much as location. I wouldn't live in Swansboro if you paid me. The access roads suck! especially if you drive a fullsize or pull a trailer. The bridge on mosquito creaks like a sonofabitch with my CTD on it. It's a 5ton limit, but the lumber trucks go across all the time(but for how many times before it's out again).

I may start looking down that way. From what I've seen on El Dorado, $14k-$40k on transportation impact fees + ~$15k for building value = not too cool. Unless I was on one of the $14k areas :p

Mostly because you can't do a nicely done garage apartment at all nor can you live on the property while a home is being built:shaking: Both of which means more wasted out of pocket money. (garage apartment = cheap to build while having a "real" garage")
For those saying Amador, how bad is the commute to Sac area? From Ione? Jackson? Pioneer? While it says "48 miles" to Sac, how bad is that 48 miles?

Actually prices are way down just had our home in Grizzly appraised sunday .. Its below what we paid 2 years ago! You get used to the drive, Its about an hour and 15min (43 miles) of normal speed driving to Folsom. Most people race this road though, so you can get there faster. Only place it sucks is missouri flat by walmart.. also you could get out if there was a fire You have 4 wheel drive... just take the mountain! or.. Caps Crossing would eventually get you to mormon Immigrant. By the way there ar plenty of places to wheel here and the "interesting people" usually end up being pretty cool if you can deal with the gummy smiles... funny most of them are wheelers! go figure. Just stay out of their "garden" man...

My brother from the same mother lives in Fair Play. He's got a nicely equipped Jeep. hahaha... Someone in they're 4x4 ought to pull in his driveway sometime and ask him where the trails are. Of course you'll be stopping for gas and plenty of beer too. He works in Sacto. Loves where he lives, but doesn't care for the 1 hr+ commute. He is close to the forrest for dirt bike riding and the Rubicon, so he deals with it.

ROCK CREEK RD..! I'l never forget that road. There was a construction site up in Swansboro that we had to deliver lots of gravel to. That is one SCARY ASS road for a transfer truck. Just when you think it's safe.. WHOA.. here comes a local flying around a corner..! :eek: That's one ride I don't look forward to again..! That's also one heck of a dropoff too.

from jackson, its gunna be about 1 1/2 hours across 49 and down 50. You can also take back roads (jackson highway, grant line road, etc etc, those are alternatives that are a little bit shorter distance wise, but just as long time wise when the freeways are flowing faster. From my house 10 minutes south of eldorado to Elk Grove, it takes about 1 1/2 hours, either on the freeway, or 49 to Jackson hwy. Eldorado to downtown Sac, figure about an hour. These times greatly depend on what time you make the commute. Things get stupid around around Rancho (going WB)after 8am, and after 5pm(WB and EB), so if you can make before those times, you wil see a 20 minute difference.
I live about 10 mins south of Eldorado, off of 49/Crystal Blvd. Its far enough away, and an old enough neighborhood that I don't have neighbors that can see into my windows. I dont mind the hour each way commute, its straight driving normally, no sitting in hours of traffic to go 30 miles. I'll take a longer distance over a shorter one taking the same amount of time anyday.

one thing to keep in mind is in Amador county is you dont have to do smog. That is woth a little extra commute time to me.

Smog isn't too big of an issue for me since one is a 72 FJ40 and the other is a 99 Tacoma(should pass smog with flying colors)
But I have been looking at Amador. Some of it looks pretty good. It just isn't clear how long the commute from various places in Amador really is.

I think an hour to get to the sac area would be a good starting point, going down jackson highway. This depends on how far off the beaten path you choose to live, when you go up and come down the mountain, and what shortcuts you take to avoid the lights. I was especially glad when I discovered sloughouse/eagles nest road. It bypasses the light for grant line road, which saves 5-10 minutes(only if you can catch a break between the lights to turn.) Otherwise you have to wait for a break in traffic, in the form of a slow poke, going slower than a million miles an hour like everyone else. One idiot who cannot time traffic to make a turn can easily kill the advantage of this shortcut., which by the way would work great if you were heading twards elk grove./south sac.
