Washoe county = excessive taxes and smog rules, Lyon county cheaper taxes and no smog rules, Minden/G-Ville Less taxes and no smog rules, nice views and a decent retirement community, Smith Valley fairly remote and real quiet (Lyon Co.) and no one f's with you.. Basically it's down to how much you really want to spend and how much convienience you want...(city/country ???) for living...
crawldaddy 03-04-2007, 04:20 PM Are you looking to buy or rent? there is a nice house for sale in my area "rancho haven" for about 500k. all the houses out here have at least 12 acres and it is about 10 miles "dirt roads" from moonrocks:D
rok-jeep 03-04-2007, 11:37 PM Another vote for the Minden/Gardnerville area. Its 10 minutes from Carson, 15 minutes from Tahoe, 45 minutes from Reno. Housing is starting to get a little expensive but the area is great. It has a great small town feel.
Plus there is no smog requirements in Douglas Co. If you are interested shoot me a PM, being a cop here I can tell you what area's to avoid down here. Not that there's many

We are going to have to look into Gardnerville/ Miden area now. Havent look there yet. I have two kids to think about now and want to find somewere family friendly.

Pat, I have a house for sale right now in Gardnerville in a subdivision called Chichester that's very family friendly, shoot me a PM and I can show you around the area if you are interested.
Quickly its 1355 sq feet, central air, 2 car garage, RV storage on the side (the pics make the backyard look bad but its much better then it looks), 3 bedrooms, den, 2 full baths plus more and we're asking $314,900. While I am trying to sell my house this is to show you that prices here are still reasonable for a family. We are planning on staying in Chichester but its time to move into something bigger to allow us to expand our family

nevadayj 03-14-2007, 09:43 PM There are still some fixers/smaller houses out by me in the Johnson Lane area (between Carson & Minden, East of 395) that can be had in the $300K range. Good time to buy if you look around long enough. PLus the school out here (K-6) is ranked very high and I can attest to how good it is! My neighbor across the street has come down almost $50K on a rebuilt 3,000 sq ft house on an acre. Still asking $559K, though:eek:

Fernley - nice area, not many trees, good home prices.
Spanish Springs - long commute to Reno (morning & afternoon traffic), good home prices, larger lots (usually).
Carson - small town feel, 30 minutes to Reno. :confused: home prices
Minden/G-Ville - awesome views, more rural NV feel, :confused: home prices
Need to know if you prefer older/newer homes, SF, acreage, trees, proximity to Reno or Carson or Tahoe or ???, family (e.g. kids) and how much you wish to spend.
Everything has dropped in price since fall 2005, but the market is slowly returning.

There are houses for sale around 300k with a garage on an acre also. I moved here last may off Stephanie and Vicky and love it.

How far away is the area from north lake? and wher exactly is it. I go to school in incline village and prices around here are crrrazy.

nevadayj 03-20-2007, 10:29 AM Johnson Lane is about a 40-45 minute drive to Incline. I drive to Tahoe Vista 4-6 days a week and it takes me just under 1 hour on average. No traffic, just takes time to cover the miles! I love being down here versus living at the lake:D

When we finally settle down we will have a House Party to meet all you guys! Would some of you guys be into looking for NEW trails? We love to explore! sierravalley 03-27-2007, 05:26 PM Cold Springs isnt all that bad. Its an easy commute to reno for the most part. Plus california is right there and theres lots of wheelin right in that area from desert to the high sierras. And its cheaper than spanish springs.
KRMNALMIND 03-28-2007, 12:26 AM I relocated to Fernley about a year and a half ago. I have 2 kids 14,10 boys and my wife its the best thing we have ever done. We love the small town life. what kind of sucks is its growing but it shouldn't get to be to soon. We reloacted from The fairfield/ Suisun area in the northbay. We live a little ways out of town but love it. we have new schools and tons of outdoor stuff. my kids have played outside more the last year here. than the last 5 yeras combined before we moved. My wife works in reno so she has the commute but its not that bad after coming from Ca. They have really started pushing houses in the 180-200,000 range since things slowed down but the are tracks here from 250-350,000 and 400-500,000+ so there really is alot of options. Also there is nothing like being able to be in the middle of the deswert in 5 minutes to wheel or shoot. thats all my opinion though. it took us about 3 years to decide where we were going to move to and we looked at alot of places. hope that helps some.

KRMNALMIND 03-30-2007, 07:43 PM I have a buddy down there that does loans and he was telling me the other day that it is crazy how many homes are going into forclosure. Homes that were selling for 860,000 now under 700,000.Lots of people bought with o% now they are forced to walk away. because they can't refinance Since the houses will not appraise for the amounts needed. As far as fernley goes my neighbors have 40 acres up and a good friend just put 2.5 acres on the market. I had to buy a track house but i am near farm land. I have had to many injuries in the Marines and out. I am now disabled and would be unable to take care of any land and my boys are to young The guy across the street just put his half acre up for 370,000 4 bedroom 2,800 sq ft. Plus we got new schools. Like anywhere there are bad parts. Now as far as stores go walmart just broke ground for a new super center and the small shops are spreading. I hope it slows down. Before we moved up here we looked at 5 acres out in grass valley. The property was nice but the most of the lots around it looked like junkyards and i didn't want to look at that all day. It was nice cashing out on my house in Ca before the market dropped and buying up here. Now i was in my home in Suisun for 12 years before it really started going up but when it did it was almost $10,000 a month which was crazy.I don't expect it to start going up here for a long time either. but if you are buying a house to live in that's not as much of a concern. However if you are buying for investment you kind of missed the boat. Me being hurt was one of the reasons for relocating and getting my kids into a better area. I really liked a track out off pyramid lake highway. I think it was Pebble Creek but it had a 2 1/2 year wait to move in. I am sure its not like that now. But hey keep looking i am sure you will find what you want. It took me a few years to settle on what we wanted but we are very happy now. Hey any of you guys up here that just enoy working on truck I have an 85 4runner That was purchased as something to start working on with my oldest son. But with me getting hurt a 15min project turns into 3 days minimum. I have duals Marlin flex kit 37" boggers and i am really looking for some guys to give me a hand and go crawling with. We moved up here not knowing anyone so i have lost all the friends i use to have and we all worked on each others rigs together. I do supply all the pizza and beer. Also if you dig shooting i have from .17's to my Barrett .50cal and we can go shooting out in the desert.Yet another reason for leaving Ca. So take care gents and have a good one

Fernley has broke ground on a "super wal*mart/Lowes hardware" shopping center.. so with in the next year there will be more shops and stores to choose from....

BIG BLUE 89 04-10-2007, 02:46 PM I love livin in ferntucky. Small town attitude and the cops dont hassle anyone unless your getting real blatant with breaking the law. I ride my dirt bike all over and no one even batta an eylash. Plus I drive my bronco wherever I want to wheel and the cops just look at me like I dont have enough paper left in my ticket book and just cruise by. Houses are kinda close together but with so much open area around I dont mind not having the up kep of the huge yard. Once Supre Wally is open Scholaris will have to stop bending over their customers...

HA.... it may be 10 mins to the moonrocks, but its 45 mins back to reno!!
most of the north valleys are pretty decent for distance to town, and in golden valley, i can get to the moonrocks in 25 mins backroads(any closer, and id be breaking my junk wayy too much)
fernley is nice... thats where EVERYONE is moving to right now... it has just about the biggest growth rate of the area
minden/g-ville is also a very nice spot, with its own community thats very self supportive- and about 1.5 hours from reno.
