: Building a Shop

We are in finally building a small shop for installations with our new business!
30'x30'. 5" thick re-enforced crete. two 10'x10' doors on gutter side. 36"x80" Walk in door on side of shop. 11' walls.

Building permit came back on Friday, broke ground today!

Crete is being poured Wed. Building starts going up Monday or Tuesday of next week.

Delmarva Offroad. Just doing local work as well as building up some retail lines as well. Setup with a bunch of manufactors now.

Will be following this closley, I am planning on building a similar sized garage at our house. It looks like you are just pouring a slap, do you have footers as well fo rthe outside walls?

30X30? Why the fawk bother? You're either gonna be outgrowing it instantly, or it's gonna be too small and you'll crash and burn.

I started out in 25X60 and outgrew it in four months.

I'm in 48 X 64 two stories and it's too small.

Good luck, I hope you have storage planned out otherwise you'll be tripping over stuff, or won't be able to keep anything around.

Started today by laying vapor barrier down and some wire for re-enforcement since we will be doing a 2 post lift shortly...

As for why just a 30x30... It is mostly for personal use since my business is mainly retailing parts with a small portion being installations and axles. If the business out grows a 30x30 I will be happy and move to a commercial area for a bigger shop but this is pretty much as big as I could build since it is in a residential area. Heck it is already going to be bigger than half the houses in the area!

My shop is 500 sq ft bigger than the house and that's just the first floor!

Inspector came this afternoon and gave the ok to pour.

Will be using 5" 4500PSI fiber and steel renforced with a 18" footer. Truck will be here at 8am.

Can you go higher with your walls? 11' seems kinda short considering you want a lift. A friend has 14' ceiling and a 2 post lift, he wishes he had about 2' more head room. Some trucks we can't lift all the way up.

Correct me if I'm wrong... it is where the garage doors tie into the leading edge of the slab that will be outside of the building. Presumably, a driveway will tie into that point.

The pipe is likely a drain of some sort.

It is an apron, it will stick out past the building. If I connect a driveway it will tie into the apron there.
Pipe it to run electric underground then inside the building.

good luck with it,mines 30x50 and after my house is done,i'm adding on another 30x50 on the back.i have room to go bigger and the o.k. i should of just done it from the begining because i out grew the first one in less than a year,and i don't fab for a living.it's just my own personal rigs,toys and tools

Not a clue haha I have an idea in my head though. Back wall will have work bench pretty much the entire length with plenty of outlets. Wall where the man door is will have a display down the wall for different products we stock. Tool box will be on the other side wall. Compressor sitting in the corner. Welder and plasma will be stored under the back bench while not in use.

For electric I will have outlets everyother piece of frame. A couple on the roof for the future lift and if I want drop down lights or something later. Outlet on the center post between doors on the exterior.

Windows were placed high enough that I shouldn't have to worry about breaking them and I don't want to worry about people jumping through them either.

5 inches of reinforced concrete (wire sheets is good) is plenty good for passenger cars. Unless you were planning on doing heavy trucks all the time, you are already doing more than necessary. The fiber will only control surface cracking and doesn't help the overall stability of the concrete.

Shop is done (minus one problem). Inspector came today and passed the building! Once the rain stops today I am going to start on the interior (building benches and all) also got to still cut up the trees and limb I removed for the shop. Going to run electric next week hopefully.

The left door ended up being a foot too short even though it was labeled 10x10 with the same package and all as the other... I was not too happy to see that one.

its ok, i just like rebar. i put rebar in everything hell even sidewalks. (i get it free or cheap off jobsites)

Exactly! I am hoping I can get away with just the two big doors, 4 windows, and the walk in door for ventilation. Maybe a big fan or something... I want to spend money on tools before HVAC stuff :D

Thought about pouring a small slab and building a room off the back for the air compressor? Sure helps with space inside the shop, and cuts down on the noise, too.

If you insulate the room good, your neighbors shouldn't complain too much, either.

Power company should be here next Monday to swap over head lines. Then I just need to run everything in doors and I should be good!


I'd at least drop some Cat5 in that trench. Have you thought about dropping PCV pipe in trench to fish future wires and such from house to shop?

If you run CAT5 in a trench next to a 200AMP service it's pretty much just going to be a pretty pinstripe accent for the 200amp line.

Cat5 doesnt even like to be run in the same 16" on center frame as 110v 15amp wire.

Nah, I just did a lot of research before putting in all my CAT5..

Methinks a lot of it is probably geeks being over cautious, but putting it in a trench with a 220v200amp line is def gonna have some extra noise.

Tomorrow the power is being cut to the house. House will be upgraded to 320 and will be branching 200 amp to the shop from the house. Then I just need to wire everything inside, figure out my lighting, and I should be about done for now.

Ran power out to the shop today. Also ordered lighting stuff for the shop as well.

Will be using 9 105W CFLs with screw in houses and 12" reflectors.

Will have three rows of three. Outside rows on one switch, center row on a seperate switch.

Wire, outlets, and switches are relatively cheap and THIS is the time to put them in. Don't cheap now - you'll regret not installing more later. Add outlets every 4 feet - you won't use them all at once, but you'll have the ability to not drag extension cords all over.

Yes I plan to add a ton more this weekend. I just have a customer coming in on Saturday for a locker install so I needed to get something in place to have it inspected.

There will be 5 outlets on the back wall (normal 110s). 4 on each side wall. I will also have have 220 outlets for the welder and plasma cutter on each wall as wall.

Do yourself a favor. As previously posted: put in MORE than you could ever imagine using. That will be about right.

In my shop I put in a 2 gang outlet (4 plugs) every 4 feet. It has been nice. 2 welder plugs per wall.

Same thing with lights, the more the better.

What company did you order the building from. I like how the ribs in the panels run horizonital. It makes it look like siding and helps to fit into a residential area. I think that may ne a huge consideration getting past a zoning issue, to make it look like a garage instead of a regular steel building. Nice job only one problem I don't see the beer fridge yet. Enjoy your building. I can't wait until next summer when I build mine.

I would've have definetly gone w/ e.m.t. and mc cable w/ steel boxes as opposed to romex and the plastic boxes. Is scott a residential/new construction guy or commercial? Nice looking shop though man!

I wouldn't go with anything short of EMT. Even though MC is in the category of armoured cables, have you ever hit a piece of MC with say.. the end of a piece of angle iron or other structural iron that you were swinging around the shop? The sheath on MC is real thin and it doesn't take much of a hit to completely crush the "armoured" sheath, pinch the wires and break the insulation. EMT is definatley the way to go for that type of environment.

Finishing the walls would definately help with protection, but around here, that still wouldn't fly. When I finished my basement, I didn't want to worry about treated lumber or the possibility of rot, so I used metal studs to fur out the walls, etc. Romex is NOT allowed by local code enforcement for use with metal studs... it is too easy for the sharp metal edges, etc. to cut the soft romex insulation. If you want to use metal studs, you have to use AC, MC, or some other armoured cable or pipe it all with EMT. I would think that the metal construction of your building and the use of romex would draw similar criticism around here.

On top of that, there are code requirements for the protection of exposed wiring in a garage or shop type area. Your codes enforcement there must be a LOT more relaxed than it is around here. If that was done here, you'd have to rip all of it out and replace it all before you get it passed by the inspectors.

I guess code is more relaxed here. Romex is fine and just needs to be tied to the supoort beams.


On another note, friday night at 11PM I get a call that the installers are at the shop to install the new garage door. I leave the bar, come back, and they put up the new one and didn't bring hardware for the door! :mad3:

I also rented some scafolding this weekend. Getting all the over head down now.

No way on earth I'd be putting in incandescent lights - nowhere hear bright enough and waste way too much energy.

Even just four good 8' fixtures would have given you plenty of light and pretty much eliminated any need for "bench" lighting.

Lights ended up on back order but are going out today they said. The bench lights may or may not be needed but I figured it would be worth it to put them in for some extra light and to help incase their are any shadows.

Electric Inspector just stopped by. Passed, even with zip tires and romex. :flipoff2: Only problem was the ground wire needed to be bonded with the structure as well since it is steel.

Light finally came in today. I am very happy with the amount of light in the shop! Turned out great and very cost effective.

Just to be sure, will these screw into a std outlet? This is a great find as I've been struggling with good lighting in my study area and need something badly for the garage where i do light duty weekend fab in the rental I'm in for now (can't really modify it with a bunch of hanging tube lights).

Yes they screw into standard housing. My housings I got for $1.49 a piece at Lowes are rated for 250 watts. These are 105.

And also they do hang down about a foot with the light, reflector, and housing. I may end up re-working them to raise them up into the ceiling once the lift gets here.


I kind of put some of the finishing details and wiring on hold so we could get back to work...

Long time with no update... This weekend I finally finished my wiring with outlets on all the walls. Each wall has its own circuit, there is also one for the welder/plasma with an outlet on each wall, and one more for the compressor. All are also GFI protected.

Side 1. Has the shop computer, shelves with random parts and such, and of course the beer fridge for those late nights in the shop.

We design lighting in Commercial Office spaces to be 1.5 watts per square foot. Your current setup is around 2.5 watts per square foot, which should be plenty bright (and it is, duh). There's your Engineering seal of approval. :flipoff2:

Looks real good! Not sure if you have done this, I would ground your building steel using the same size ground as your panel and drive a 5/8" copper rod into the ground about 6' to 10' deep.

I think your lighting choices and layout/design are seriously lacking.. but you'll realize that soon enough :shrug:

No way on earth I'd be putting in incandescent lights - nowhere hear bright enough and waste way too much energy.

Even just four good 8' fixtures would have given you plenty of light and pretty much eliminated any need for "bench" lighting.

How is what he is using an incandescent light?

He's not, but at the time DRM posted that the only information given in regards to the type of lighting being used was a picture of bases that you screw incandescent bulbs into. It was an assumption based on that.

Carolina Carports built it. Roughly $12,000 with windows, doors, and installation.

Have not insulated it yet but it needs to be done badly.

My current shop is 16'x34' and is just comfortable for working on a single vehicle. Next time I would go 34'x34' so don't have to pull the rig outside every time I fab up something or need to do an oil change on my DD.

Fills up quickly when you get all your tools, tables, beer fridge and other crap inside!!

I haven't gone on the referenced site, but do they say anything about operating in colder temperatures?
They seem like they would put out enough heat to keep them warm on their own, but what about starting up in the morning after a cold night?

I know standard fluorescents tend to take a lng time to warm up, my 4 footers sometimes will just flicker forever if it's too cold in there.

We had the coldest winter in a while down here (by cold for us it was around 20 degree most of the time with a few days of a little colder). At start up they were dim but within 5 minutes they at full brightness.

Hey Delmarva, just a quick note on those compact bulbs... make sure that your not flipping them on for just a minute and then turning them off. I've got a ton in my house and within a year of installing them the ones in my bathroom started to die. Curious I did some research and basically the ballasts go out before the bulbs do if you flip 'em on and off for second just to find something. So don't do what I did and leave them on for a while.

BTW that's a nice shop you got there!

only 1000 sq feet..........

I kinda want to do a 25 x 40 with an attached 20 by 75 rv carport.. then
little by little after full sign off, and no more inspectors coming around,

Mine comes in to a C320 meter and then splits to feed a 200amp panel at the house and a 200amp panel in the shop.

I did it for two reasons... 1st was I was upgrading the AC system at the house and needed more power to begin with. 2nd is the power company would upgrade the service free if going to the same box but would have charged a ton to go back to the shop.

I have two meters on my property, 1 meter for the house, and 1 meter for the shop, both with 200 amp service. The meter for the house is on a residential account as normal. The meter for the shop is labeled as "General Service". I actually see a slightly lower rate on the account for the shop than I get for the house. The downside, however, is that I get two bills, and two base service charges of around $5 or so per account.

My long term plans are to consolidate to a single meter near the pole, the split it out to the house and shop. I also plan to add the appropriate means to run the entire property with a generator and a transfer switch.

Quality outdoor rated lighting isn't cheap. Those seem very reasonable, IMO. They may have a porcelain coating.
