To my knowledge this is exactly how and why Rubicon Springs was purchased, through a group buy. We could create a holding co. or LLC without a bunch of work. Reality says that we would need a cash buyer now with promises from pbb'ers/FOR's to reimburse at a later time to get this land in contract. There may be an opportunity to sell some of the timber and recoup some of the $ if that becomes an issue.
Now that is worth the wait. If Del and or Scott can't move on it asap please contact me or PM me with info. on who to contact. This would be very doable. Is it in contract ? I would be very interested in maps and if there is a listing agent or is it a FSBO ? Is it land locked by other private parcels or is there public land bordering it ? Has anyone looked into easements and restrictions ?

will the owner take a trade? I have a rental property in p-ville that is worth that. That would give time for mobilization on the group buy to reimburse me.

i have 2 people in mind who should have enough liquid capital to buy the property outright. i would also be very interested in being one of the co-owners of the property but would obviously like all the info as well.
better buy it with a corporation in another state with laws that protect the identities of the ceo's or shareholders. cause the sierra club (and other greenie clubs/organizations) would be after anybody who buy's it, with lawsuits against us wheelers, and you letting them go on your property. much like rubicon springs has no sole proprietors, it is owned by a corporation.
The ownership could be transfered to a Corp. or LLC after COE. I agree that is the best way to hold it. i don't think that will be put in place as fast as I feel an offer needs to be made today. I still have not heard wether the map shows the subject parcel actually includes any of the trail.
Let me clue you all in on trying to buy the 80 acres and then selling off portions of it:
You cannot sell portions by simply writing deeds for 1 acre, five acres, or whatever size piece you want.
You must follow all the rules and regulations required by the subdivision map act.
In El Dorado County creating a subdivision of the land that size would need, at the minimum the following:
1. Tentative parcel map. Which would entail environmental and archaeological reports, tree canopy reports, geological reports.
2. A complete survey of the property.
3. Minimum lot size for zoning in the area. In that area I would guess it is 10 acres, maybe. Might be 20?
4. Wells, if the county lets you dig them. They could require water lines and fire hydrants be constructed.
5. Perk and mantel tests
6. Road construction that would provide access to all subparcels. The County could require that the roads be paved.
7. Utility easements and access.
8. At least a year for the process to complete, if the subdivision is even approved by the County.
9. Costs involved in the above, because of the unknown factors without looking at the land, $50k-$100k before you could sell off any piece. If you have to build roads and pave them $500k.
