sounds more like a scam than anything; that interior swap from work truck to well optioned LT ( heated seats & uplevelinfotainment / steering wheel controls) seems implausible

A house was listed on Monday for 340. Looked at it yesterday and put in an offer today for 347. They accepted the other lower offer because they could close in 6 weeks and I would have been 2-3 months.

5th year in a row now I tried to buy a new house and it didn't work out. I suck at buying houses.

2-3 months is insane and show sellers you are not serious and or dont have your shiy togeather. I turned took an offer for 460 with a 6 week close and pushed it aside to look at all the offers between 4 and 435 with a much faster close

Because I figured it would have taken a few weeks to get my place ready to sell and then a month or more for someone to close on my house. Kids will school and stuff I figured a June 30th closing wasnt terrible. I was wrong.

Why are people in such a hurry. It seems to me waiting a month or 2 would be worth 5,000 or 10,000...

well, for just a couple percent, you can have your money now or you can maybe have it later.

Make offer and buy a house, fix yours up and list your for sale, maybe float two payments for a month or two.

Sell your house and rent or get your pre-approval with the bank knowing you will have 2 mortgages for a short time. Do your own inspections durring your initial walk through and make your offer with 0 physical contingencys and a 15 day escrow

Yep, the place I have now I made a full price offer, went home, called my agent, put my house on the market, sold it a week later and drove the check basically from one escrow company to another and closed on the new place in less then 30 days.

Sounds like you are tire kicking and need to get your house ready, sign in the yard and get an offer, THEN you will get a house and can close within a normal 4-6 week period

I believe I have my shit together. My only current debt is 130 on a house worth 260ish. I have another $120ish available in my IRA I could pull at any time for an emergency. I make goodish money and have a credit score of 820.

I'm just a cheap bastard who wants the stars to align for the perfect house and keep having the feeling that if it's meant to be it will work out. I don't severely regret losing any of the other houses.

This was a great reminder that I do need to be ready to have my house ready to go and that closing date is important.

I had no other contingencies other than financing and was pre-approved to carry 2 mortgages without selling my house.

Here is what 340 gets you (or doesnt get you) in the neighborhood I was looking at. Was the cheapest house on the street.

Buying a house is a leap. Get your financing in order, do your shopping, don't let an agent (s) push you around, and don't strap on more than you can afford.

Nice house. Maybe make another investment in a vehicle you'll keep that's 100% dependable and SAFE? Like a Tahoe or something that's never going to be sold until you have a replacement already in-hand? I've read your build thread and admire your work - but some of your decisions don't seem sound dude. Protect your family! That means don't stuff 5 people in a TJ. You said you had a JK - why not build that? I get it, you have an investment in the TJ just like I do in mine. But if I had kids, I'd be selling it for a JK even though I'm not a huge fan of them.
