Small town America for cheap.

In 2018 we moved to a small village in central NY. We love it here, the kids love it here and all is well. We own our home outright, it appraises approx $95k.

Unfortunetly, my wifes Arthritis is kicking her butt here 😞

My wife has a dr. appointment fri, to discuss what may be able to be done.

If we decide there is no way to stay, where the heck is there to go thats halfway affordable?

Top cities/areas to live with her conditions are such

San Diego, ya no thanks
Phoenix, HATED the valley and stayed clear.
Denver. Maybe CO????? But certainly not a city.
Yuma AZ, uh......nope
Alb. NM. Too many horror storys.

In a perfect world, I would love to find a home that we can purchase outright with the dale proceeds from our home.(one reason San Diego is out) and small town, I am done living in cities.

Any advice sayeth the PBB? Unsure if there are arthritis meds that can help, I guess we will find out soon.

OP, you wife needs a moderate dry climate? There is northern Arizona or nearby states away from congested areas..I assume to have to work? That's a big consideration also..And the cost of housing will likley be far higher than the low priced homes in rural NY but the taxes should be maybe half as much.

What industry are you currently in? Huntsville, Alabama is great for engineering/manufacturing.

I have a cdl. Been doing equip op/trash (route driving and now post ops)

Only debt is $7600 left on my f250 loan, so no concerns about dragging debt payments around.

So you want to live in small town america somewhere for 95k that has decent healthcare within a reasonable distance, a warmish climate and no Meth?

May be able to find something in North Carolina. Outskirts of Raleigh or Morehead City or something. There's a lot of ground down there.

Southern Idaho is in that climate. Boise area is fairly expensive, but there are plenty of places an hr or so from, like Mtn Home.

Colorado is out. I'm looking to get off the Front Range and there's nothing desirable for less than $400k. Maybe out on the plains, but again... desirable.

Logandale NV, meets all that. It's pretty heavily LDS, but if that doesn't bother you, it's close to Lake Mead, has good Moab type wheeling, and close enough to Las Vegas that you'll have modern medical care. I don't know about the 95k housing tho.

Ya, most likely would have to carry a mortgage wherever we go, if we end up having too.

LDS doesnt bother me, as they are generally nice folks from my experience with them, but that wasnt the extreme multiple wives sort.

Thats the issue with N. AZ. Sure we could buy cash, (Ash Fork, Seligman, Valle) but its a bit sketchy from my roadway striping days through there. We couldnt get out quick enough.

Cottonwood area AZ, MIGHT be able to find a fixer upper but would be a stretch, and then again....poor area of Cottonwood.

Cordes Lakes/Spring Valley would probably be financially doable. I had an old trash route through there, and know it well. Could never tell if it was all methheads, or just felt like it was 🙂

There are tons of nice small communities in NC, populations less than 30k, with housing around 100k. If you go to larger areas, you'll be priced out or live in the ghetto. Lots of trucking jobs. Leave your accent behind or we'll send you back.

Union city, Dyserberg, Jackson are the big “cities”
Memphis is hour an change. U.C and Dyserberg are both 34-36 min from my place (closest Walmart) Jackson is 45-60 minutes depending where in Jackson.
Im rural , picked up 2 acres, 3 bdrm, 2 bath, 1645sqft for $65k. $363 property tax a year. Zoned AG, no neighbors, no traffic.

Sounds similar to my area (minus the taxes 😕 )

My wife is in her mid 30s, so really didnt expect arthritis issues from the move.

Yep cheap to live here but the weather sucks. Humidity is terrible. Cold in the winter but no ice or snow to recreate in. Just cold and wet. Terribly hot and humid in the summer but no water near except for small rivers. Really there is only maybe 6 weeks throughout the year that the weather is enjoyable enough to be outside

Where I live in Oklahoma is cheap but my town is known for a drug bust that saw 5% of the town's population arrested, including 2 of my wife's brothers and a cousin of mine 😆

Southern Idaho is a lot more similar to Utah in climate than it is the panhandle area.

Don't listen to the fools about Northern AZ. It gets cold and snows. The towns are NOT staying "small town" Growing like mad. If she Has Arthritis, stay out of the Cold. Avoid Colorado at all costs. Idaho, seriously?

Look at Tucson and east. I have lived in AZ 3 times, north to south. Colorado 3 times also.
Albuquerque is a shithole.
Lived in SLC. Avoid it. It has turned into a shithole.

Vegas, No fucking way.
California, shithole, NEVER again. People there suck balls. Too many ball suckers there!

I have LIVED all over the USA. I have even lived in the North East USA. NY too, Jamestown NY. Wonder why you didn't take Vermont over NY?
