Free-est state to mooch off of?

So I'm toying with the idea of buying a rental property in a state most beneficial to me to use as my primary residence on paper.

What I would be looking for is...

No smog or vehichle inspections
Low registration costs
Least amount of gun laws as far as purchasing and transfers are considered
Low property taxes
Lowest purchase price vs return
Somewhere middle class or better to hopefully help with tenant quality.

Finding a town with a military base with aviation is a good choice. Pilots tend to be clean and have wives with high standards and you get steady rent for the few years they are there.

I use Montana for the first two. Have to assume they'd be pretty good on the gun side and as long as you stick to the bigger metro areas have to have a healthy middle class.

Anchorage? Meets all the specs, especially if you don't want to live here in the cold.

And they give you $100 a month for living here (though they'll fuck you up for fraud).

My buddy tried a brand new duplex near the base. Renters are a PIA, though. He sold it.

"Primary residence" would be bought cash.

I was thinking a small duplex or something. Who would ever know or care? And who that would care could prove I didnt live there? Maybe I live in a trailer in the back yard like I have for the past 2 years at my current house.

Retirement neighborhood in Florida checks every box except gun laws but it's still worlds better than Commiefornia. Downside is you're young so it might be underwater by the time you want to retire unless you buy in the panhandle.

If you finance my purchase of land in BFE Maine I'll let you "park your trailer on it" and forward any mail that come while you're "away working".

Insurance, DMV, federal government, anyone who looks at your license from California and your primary residence is a different state. Probably no one.

Gun laws I think knocks MN and MI out for sure.

Alaska is $100 to register, $15 for a title, and no sales tax. no property tax
Arkansas is $17-$30 to resister, Plates and title is $11, 6% vehicle sales tax and property tax varies by county.
Iowa is up to 1% of vehicle value to register, $25 for title, no property tax
Michigan based on vehicle value plus some wierd fees
Minnesota Min is $35 and goes up from there, 28.25 for plates, 6.5% vehicles sales tax, plus some other odd fees
Mississippi -12.75 used 14.75 new plus $9, property tax tax based on value and county, vehicles sales tax is 5%
Montana $28 to $217 based on value/age, $10-$12 title, optional tax based on county
N. Dakota - based on age and weight $49-274, It lists a 5% charge for emissions, but that doesn't seem right since they shouldn't have emissions. I think this must be a mistake in column and it is in line with car sales tax costs in other states.
S Carolina $40 +$15, property tax based on value, 5% car tax for infrastructure up to $500 max. plus a shit load of optional fees
S Dakota Based on weight and model year plus $10 title, plus a wheel tax variable by county
Florida 14.50 to 32.50 plus a $225 fee for a new vehicle, $28 for plates 77-85 for title, 6% vehicle sales tax
Wyoming $30 plus county fees, $15 for a title, 4% vehicle sales tax and a fee for EVs.

Of those, if you are talking return on Dollar, FL is your best option to have a range and stability. You do have the vehicle sales tax there, but don't have property taxes.

It's not tax evasion if you are paying taxes where you have a residence. His rental agreement could be for a roomate that lives with him, he's just traveling on business.

- i know a guy who did something like you are talking about. his rental in another state got turned into a grow house, he had to gut it and redo the entire thing then he sold it.

- just because the firearms are legal in another state does mean you can have them legally in california.
